EPC's with Floor plans

This specialist service is to provide accurate layouts / floorplans of houses or other buildings for the purposes of sale or letting along with the Energy Performance Certificate, attracting potential buyers or tenants with eye-catching, accurate plans rather than just a simple list of room sizes. As EPC's are mandatory, we are offering an EPC's package tath includes floor plans of your property for an added advantage in the selling of your home.

EPC's in Northern Ireland

Floor Plans have  the potential to demonstrate the accommodation available in the property where this is not readily apparent from photographs or the kerbside.

By using floor plans alongside your photos in your online listing or printed brochures, the property buyer is able to view the entire house layout at a single glance. The floor plan gives the buyer an accurate indication of the house size plus individual room sizes that allow an evaluation of its current and future potential. The buyer is able to see where the kitchen is situated in comparison to the dining room, whether the lounge backs onto the bedrooms, or how far the toilet is from each room etc. They can also give the prospective buyer a much better "feel" for the home, making it easier to see themselves living there.

The floorplans are presented in a clear, colourful, easy to understand format and avoid any confusion or misinterpretation for insertion into the Estate Agent's brochure and for online marketing.

Top Tips to Sell Your House

Advertise your property online:

Property websites are proving to be an essential tool for buyers and sellers alike, as the viewing online of properties for sale has become a national pastime.. Advertising on property sites such as Property News or Property Pal helps you reach a wider spectrum of buyers, so make sure your agent advertises your property on one of these. Photos, floor plan layouts and descriptions are uploaded with slide shows of the property to give an overview.

Extending your home

This can be one of the best ways of increasing the value and desirability of a property by providing a well designed extension to provide modern open living space, a sunroom area or a loft conversion (which usually don’t require Planning Permission) Be sure however that  before carrying out improvements upgrades check with your estate agent whether the modifications you take on are actually suitable for your particular property and will add value.

A Reasonable Valuation

With the large number of properties on the market and dropping prices, accurate and realistic valuations are critical to aid a quick sale

Presentation

Tidying up clutter is the best way to enhnance the chance of a sale. It is often the smaller, unconsidered factors which actually result in a sale. An attractive garden and good internal decoration are 2 key factors in making an house attractive to buyers. First impressions count.

Energy Efficiency

With the sharp rise in fuel prices, having an energy efficient house is more sought after nowadays and with the advent of Energy Performance Certificates, a low energy rating can harm the value of your property. The energy rating of your home can be improved with a few simple measures such as increasing additional fibreglass quilt insulation in the roof space or insulating hot water cylinders. More expensive upgrades include changing single glazing to double glazing or filling cavity walls with insulation.

Choice of Estate Agent

Use a well established and respected estate agent, who will give a realistic valuation and has a good network.
