Project Management - The Full Architectural ServiceProject management can be described as the process beyond the attainment of Local Authority Approvals (i.e. Planning Permission and Building Control) to the successful construction of the building. The main reason for a client to use FmK Architecture in our project management capacity is to remove the stress of building by employing qualified design expertise to act on their behalf and to ensure that the building is constructed to the proper design and quality that is expected. The main roles undertaken in Project Management are as follows: · Managing and coordinating the design team and associated professional consultants. · Producing, analysing and advising on specification, materials selection and detailed design solutions in relation to performance and production criteria. · Co-ordinating and inviting building contractors, specialist sub-contractors and suppliers to submit formal tenders and quotations for work. · Considering offers received and making recommendations to the client. · Producing contract documents if necessary. · Giving instructions to appointed contractors on behalf of the client. · Inspecting work in progress on site to determine whether the contractor is fulfilling his obligations under contract. · Certifying interim payments on account of work properly carried out. · Ensuring the construction meets the design intent and statutory requirements. · Providing Mortgage Certificates to Banks / Building Societies In summary, Fmk Architecture Project Management offers it’s clients our knowledge and expertise to guide them through the complicated process of building, taking away the stress, whilst still giving the client full control over design decisions.
